Townhome vs single-family: the two main paths
In the October 2026 snapshot of 329 homes under $400K, 175 were townhomes or villas (53%), 146 were single-family homes (44%) and 8 were condos. The trade-off is simple. Townhomes are newer and cheaper. Single-family homes give you more space but are usually older.
| Home type | Listings | Median ask | Median $/sq ft | Median sq ft | Median year built |
|---|---|---|---|---|---|
| Single-family | 146 | $362,500 | $195 | 1,846 | 2006 |
| Townhome/villa | 175 | $305,000 | $182 | 1,673 | 2022 |

Bedrooms you can expect
Three bedrooms is the norm here. Of the 329 listings in the October 2026 snapshot, 238 have 3 bedrooms (72%), 57 have 4, 8 have 5 and 26 have 2. If you need four bedrooms in a single-family home, there were 54 of them under $400K, next to 80 three-bedroom single-family homes.

Starter Homes in Wesley Chapel: Townhome, Resale or New Build?

Single-family under $400K means resale
Only 3 of the 146 single-family listings under $400K were 2025 or newer builds. Two were in Avalon Park West Parcel E2 ($299,990 and $360,000) and one was in Wyndfields at $340,000.
Most single-family homes in this band were built in the 2000s. Here is how they break down by build decade:
- 2000s: 67 homes (median ask $351,500)
- 2020s: 43 homes (median ask $365,000)
- 2010s: 17 homes
- 1990s: 15 homes
Much of that 2000s stock is in Meadow Pointe, Lexington Oaks, New River Lakes and the Seven Oaks villas.
Where these homes are
Based on Pasco Property Appraiser plat names, the most listings under $400K were in Meadow Pointe I-IV (~43), Towns at Woodsdale (21), Union Park (14), Lexington Oaks (13), APW-North (12), Wyndfields South (11), WaterGrass villas (11) and Depue East (10).
Room to Negotiate on 2022-2025 Purchases
This is the good news for buyers. A Hometrino analysis of Pasco Property Appraiser deed records looked at 191 under-$400K listings with a usable last sale. We compared each asking price with what the seller paid.
The result: 77 of 107 sellers who bought in 2022-2025 are asking less than they paid. Across all Wesley Chapel residential listings, the 2022 group is about flat (-0.9%). So this price band, which has a lot of 2022-24 townhomes, shows the deepest give-back.
| Year seller bought | Listings | Median ask vs what they paid | Listed below purchase price |
|---|---|---|---|
| Before 2020 | 42 | +53.9% | 0 |
| 2020 | 16 | +34.2% | 0 |
| 2021 | 26 | +6.9% | 3 |
| 2022 | 35 | -7.2% | 30 |
| 2023 | 40 | -5.6% | 28 |
| 2024 | 23 | -3.7% | 14 |
| 2025 | 9 | -2.6% | 5 |

One example from those records: a 2022 Avalon Park West single-family home bought new for $401,000 is now listed at $344,000. That does not mean every seller will take less. It does mean you have good reason to ask, especially on recent-build townhomes.
Monthly Costs Beyond the Price
The asking price is only part of what you pay. In Wesley Chapel, plan for property tax, a CDD (community development district) charge and HOA dues. The model below covers tax and CDD. For HOA dues, see the HOA range in the market summary above.
Here is a Hometrino model for a first year with homestead, using Pasco's 2026 millage of 16.6966 and assuming the assessed value is about the price you pay.
| Price | Property tax | Typical CDD | Yearly total (tax + CDD) | Monthly |
|---|---|---|---|---|
| $300,000 townhome | $4,329 | ~$1,400 | ~$5,730 | ~$478 |
| $350,000 single-family | $5,164 | ~$1,850 | ~$7,010 | ~$584 |
| $399,000 single-family | $5,982 | ~$2,200 | ~$8,180 | ~$682 |
Source: Hometrino model. Pasco County 2026 millage from the Pasco County Property Appraiser. Totals are before HOA dues, insurance and mortgage.
A few things to keep in mind:
- CDD varies a lot. It can be $0 in some older sections without a CDD and go to about $3,000 or more. Always check the actual tax bill.
- HOA dues vary too. Villas and townhomes often include maintenance in their dues. See the HOA range in the market summary above, and confirm dues with the association.
- Your tax resets. Median asks are 1.14 times the Property Appraiser's 2026 just value, based on 262 parcels. After you buy, your new homestead assessment resets to roughly what you paid, so don't rely on the seller's current tax bill.
Other Things to Check Before You Offer
Pools
Private pools are rare in this price range. Only 4 of the 329 listings in the October 2026 snapshot had a pool confirmed by Property Appraiser records. A listing that says "pool" may mean a community pool, so ask.
Flood zones
Of the listings matched to Property Appraiser parcels, 203 are in flood zone X, 19 span multiple zones and 5 are in A or AH zones. Another 85 new parcels are not coded yet. Check the flood zone and insurance quote for any home you like.
CDD records
The Property Appraiser shows N/A for CDD on some parcels that are in fact assessed. Never take N/A to mean there is no CDD. The tax bill is the place to confirm.
Schools
This page does not tie school grades to a price band. Confirm zoning by address for any home you are considering.
