How Much of the Market Sits at $750K+
Last updated: October 2026
For the current overall median and how many listings sit at $750K+ and $1M+ across 33543, 33544 and 33545, see the market summary above. Most homes sit well below the luxury line, so $750K+ is a smaller, more selective slice of Wesley Chapel homes for sale.
If you are shopping Wesley Chapel homes over 750K, it pays to know which ZIPs and communities hold most of that inventory.
The figures on this page come from an October 2026 Hometrino snapshot. They are list prices, not closed sales, and the snapshot includes some listings that are probably pending or contingent. Also, ZIPs 33543, 33544 and 33545 carry a "Wesley Chapel" mailing name, but they do not match the boundary of the Wesley Chapel Census-Designated Place, which is unincorporated.
Wesley Chapel Luxury Homes by ZIP: Price per Square Foot and Size
Price per square foot climbs as you move up in price. In all three Wesley Chapel ZIPs, the $750K+ tier carries a clearly higher median $/sq ft than the tiers below it.
| ZIP | $250-500K median $/sq ft | $500-750K median $/sq ft | $750K+ median $/sq ft | $750K+ median size | $750K+ listings (October 2026 snapshot) |

| 33545 | $190 | $195 | $261 | 4,072 sq ft | 28 |
Source: Hometrino listing snapshot, October 2026 (original calc). $/sq ft is list price divided by listed living area. List prices, not sales.
A few things stand out. 33543 had the highest $750K+ figure at $278 per square foot. 33545 had the biggest homes in this tier, with a median of 4,072 square feet, at $261 per square foot. In 33545, the step up from the $500-750K tier ($195) to the $750K+ tier ($261) is the sharpest of the three ZIPs.

What It Costs to Carry a $750K+ Home
Property tax (millage)
According to the Pasco County Property Appraiser, most Wesley Chapel parcels are in the unincorporated Pasco tax area with county fire. Its total rate is 16.8169 mills for 2025 and 16.6966 mills for 2026 (2026 roll, certified October 2026).
Below is Hometrino's estimate using 2025 rates. It assumes a new purchase in its first year (assessed value equals just value), the standard homestead exemptions, and no CDD or other non-ad valorem charges.
| Just value | Homesteaded (with county fire) | Not homesteaded (with county fire) |
|---|---|---|
| $750,000 | ~$11,929 | ~$12,613 |
| $1,000,000 | ~$16,133 | ~$16,817 |
Source: Pasco County Property Appraiser millage, tax year 2025; Hometrino model (estimate). The model uses a flat $25,000 second homestead exemption and ignores the inflation indexing Florida began applying in 2025, so real homesteaded bills may be slightly lower.
Property-tax rules can change by ballot, so check current law before you budget.
CDD assessments in luxury communities
Most master-planned communities here have a CDD (Community Development District). It shows up on the Pasco tax bill as a non-ad valorem line, and it is separate from HOA dues. The amount depends on the district, phase and lot width, so two similar homes can carry very different bills.
| District and lot | FY2027 per lot, per year | Change vs FY2026 |
|---|---|---|
| Estancia at Wiregrass, Phase 1 SF 65' | $4,807.81 | -5.4% |
| Estancia at Wiregrass, Phase 1 SF 80' | $5,571.29 | -9.1% |
| Estancia at Wiregrass, Phase 2 SF 80' | $5,768.04 | -8.8% |
| Epperson Ranch, Phase 1 SF 65' | $3,685.94 | +1.50% |
| Epperson Ranch, Phase 1 SF 75' | $4,250.03 | +1.50% |
| Wiregrass CDD, Ridge SF | $1,281.20 plus a separate irrigation assessment ($456.82-$643.68 net) | Not listed |

A few things to know:
- Estancia: For FY2027, the amenity charge moved to a flat $963.36 per unit. That is why 65' and 80' lots went down this year.
- Ridge at Wiregrass: Operations and maintenance is only $214.49 per single-family lot. About 83% of the bill is bond debt. With irrigation added, a Ridge 50' lot comes to about $1,775.
- Epperson: The Phase 1 bonds have a final maturity of November 2046. Epperson North has its own CDD, which is not covered here.
HOA dues are a separate cost. Hometrino has not verified HOA dues for these communities, so ask for the HOA figure on the listing and confirm it with the association.
Flood and insurance
Do not assume an inland home has no flood exposure. According to FEMA's NFIP data (as of September 2026), 2024 was the single largest claim year in 33543, 33544 and 33545.
The good news is that typical policies were low-cost. The median in-force NFIP policy cost was $710 a year in 33543, $643 in 33544 and $618 in 33545. Premiums vary by property, so check each address on FEMA's Flood Map Service Center at msc.fema.gov.
For homeowners insurance, the Citizens 2026 Rate Kit shows a current average HO-3 premium of $2,433 in Pasco, with a recommended average of $2,458 (Dec 2025 board recommendation). These are county-wide averages, not luxury-home figures. Citizens is the insurer of last resort, and private-market quotes differ.
Smart Checks Before You Make an Offer
- Pull the latest tax bill and find the CDD line for that exact lot and phase.
- In Wiregrass communities, ask about the separate irrigation assessment.
- Confirm the tax area. Most parcels are unincorporated Pasco with county fire, but not all.
- Get HOA dues in writing from the association.
- Check the flood map for the address at msc.fema.gov.
- Confirm school zoning by address with Pasco's school boundary tool.
