Neighborhoods Inside Wiregrass Ranch
Two Wiregrass Ranch neighborhoods come up most often with buyers:
- Estancia at Wiregrass: a 1,181-unit district with its own CDD, offering single-family lots, villas and townhomes.
- The Ridge at Wiregrass: a single-family section that sits inside the Wiregrass CDD.
Other sections, such as Arbors, Persimmon Park, Persimmon Place and Windermere, show up in the Wiregrass CDD records. Each has its own bond series, which is why two similar homes a few streets apart can carry very different yearly bills.

Understanding the Wiregrass Ranch CDD
A CDD (Community Development District) pays for roads, utilities and common areas. Its yearly assessment appears on your Pasco tax bill as a non-ad valorem charge. HOA dues are separate.
The Wiregrass CDD has an unusual setup. The operating (O&M) part is small, only $214.49 per single-family lot. Most of the bill is bond debt, and the debt depends on which section your lot is in. There is also a separate irrigation assessment from the same district.
FY2026-27 CDD bills by section
| Section | Lot type | CDD total | Notes |
|---|---|---|---|
| The Ridge (Wiregrass CDD) | Single-family | $1,281.20 | Plus irrigation of $456.82 to $643.68; about $1,775 all-in on a 50-foot lot |
| Arbors / Persimmon Park (Wiregrass CDD) | Single-family | $1,621.64 | Plus irrigation (Persimmon Park $491.49 to $575.11) |
| Persimmon Place (Wiregrass CDD) | Single-family | $4,342.65 | Two stacked bond series; townhome $2,603.26 |
| Estancia Phase 4 | Townhome | $2,985.67 | Separate Estancia CDD (FY2027) |
| Estancia Phase 1 | Single-family 45' | $3,710.37 | Includes flat $963.36 amenity charge |
| Estancia Phase 1 | Single-family 55' | $4,232.60 | Down 1.9% from FY2026 |
| Estancia Phase 1 | Single-family 80' | $5,571.29 | Down 9.1% from FY2026 |

Why Estancia's bill changed this year
For FY2027, Estancia moved its amenity charge to a flat $963.36 per unit. It used to be weighted by lot width. As a result, smaller lots and townhomes went up, and 65-foot and 80-foot lots went down.
When Wiregrass CDD bills drop
Debt lines usually fall off the November tax bill in the year the bonds mature. The O&M part stays and can rise. Here is the schedule from the district audits:
- Persimmon Place, Series 2024A-2: matures May 2035. About $2,723.88 a year comes off starting with the Nov 2035 bill, taking a single-family lot from $4,342.65 to about $1,619.
- The Ridge and Windermere, Series 2025: matures May 2045. A Ridge lot drops by $1,066.71, leaving $214 plus irrigation.
- Arbors and Persimmon Park, Series 2016: matures May 2047, a drop of $1,407.15.
- Persimmon Place, Series 2024A-1: matures May 2056, a drop of $1,404.28.
- Estancia, Series 2015: matures in 2046.
Early payoffs and refinancing can change these dates. Ask the district which series a specific lot carries before you write an offer.
What about HOA dues?
Public HOA dues for Wiregrass Ranch neighborhoods are rarely published. See the HOA range in the market summary above, ask for the HOA field on the MLS listing or an estoppel letter, and add it to your monthly budget on top of the CDD.
