Union Park CDD: What the Assessment Looks Like
A CDD (community development district) is a special district that funds and maintains community infrastructure. Its yearly assessment shows up on your property tax bill. Union Park has two CDDs, according to Pasco Property Appraiser parcel cards:
- Union Park CDD: Phases 1B-5B, built 2016-2018 (streets such as Tonka Ter, Montgomery Bell Rd, Ludington Ave, Bannack Ln and Watoga Loop).
- Union Park East CDD: Phases 6A-8D plus the 7A/7B townhomes, built 2019-2022 (streets such as Hubbell Rd, Kaloko Rd, Pez Landing Ln, Dashel Palm Ln and Sand Creek Dr).
Union Park CDD (older phases), FY2027
| Lot width | FY2027 total per year | O&M FY2027 | O&M FY2026 |
|---|---|---|---|
| 45 ft | $2,618.39-$2,620.15 | $1,685.83 | $1,404.86 |

Source: Union Park CDD FY2027 adopted budget (unionparkcdd.org). Amounts are gross, as shown on the tax roll. Total ranges vary by bond series.
The total went up about 12% on every lot size for FY2027. The operations and maintenance (O&M) part rose 20%, while the debt and reserve parts stayed flat. The debt part comes off the bill by phase, and the last bond series is paid off about 2046. The O&M part continues after that.
Union Park East CDD (newer phases), FY2027
Union Park East's FY2027 adopted budget kept per-unit amounts the same as FY2026 (0% change). Single-family amounts range from $2,308.87 to $3,735.60 per year, depending on the assessment area and lot width. Townhomes are assessed by Union Park East too, at $1,356.46 to $1,426.87 per year depending on the assessment area. Pull the parcel's tax bill at pascotaxes.com.
One catch: for the Phase 7F1/7F2 townhomes (built 2023-2024, on Colt Creek Pl and Pez Landing Ln), the property appraiser's CDD field shows "N/A." That field isn't reliable, so check the actual tax bill.
How Union Park compares
In a shared comparison of CDDs at around 50-foot lots, a Union Park 55 ft lot came to $3,204. That compares with $1,957 for a 50 ft lot in Seven Oaks, $2,207 in Avalon Park West, $3,014 in Epperson and $4,233 for a 55 ft lot in Estancia. Union Park also had the largest O&M increase (+20%) of the 19 districts compared.
Estimated Yearly Costs on a Single-Family Home
Here's an estimate, not a quote. It assumes a $449,000 single-family home on a 55 ft lot in the Union Park CDD, homesteaded, in its first year. It uses the 2025 Pasco millage of 16.8169, which assumes the parcel is in the typical tax area, so verify yours.
- Property tax: ~$6,860
- CDD: $3,204
- Total: ~$10,070/yr (~2.2% of price), or about $839/mo, before HOA dues
HOA dues and insurance aren't included. In this example, the CDD alone adds about 0.7% of the price each year. That's why Union Park tax bills can feel high for the price. Ask us to run the numbers on the exact home you like.
Amenities, Trails and the On-Site School
According to Metro Development Group, amenities include an open-air clubhouse, a resort pool and a lap pool, a splash pad, an indoor gym and outdoor fitness stations, a Zen Garden, Birdhouse Village, a dog park, a tot lot, a fire pit and pavilions, and trails and lakes.
Metro's "Union Park: A Look Back" article and the project engineer's page describe the community as 480 acres with "10+ miles of interconnected trails." Metro also lists ULTRAFi fiber internet. Ask for current plan details, since terms may have changed.
Union Park Charter Academy, a K-8 charter run by Charter Schools USA, is inside the community. It earned an A in 2025-26, according to the Florida Department of Education. Charter seats go by application or lottery, not zoning. Confirm zoning by address with the Pasco school locator for your assigned public schools.
Builders and New Construction
Metro Development Group announced Union Park in 2013. The original builders named were Homes by WestBay, K. Hovnanian, David Weekley and Ryland. Metro's community page now names D.R. Horton as the builder. An undated Metro article described the community as nearing close-out, with limited new homes.

Wider 33543 ZIP Context
Union Park shares the 33543 ZIP code with a much wider area, so these numbers describe the whole ZIP, not the community. According to closed-sale market data, the 33543 median sale price (3-month) was $458,233 for the 3 months to September 2026 (+0.4% year over year) across all home types. Homes had a median of 67 days on market and a sale-to-list ratio of 98.2%.
