Wesley Chapel CDD Fees Explained

Wesley Chapel CDD fees on a typical 50-foot single-family lot run from $907 a year in Meadow Pointe I to $4,233 for a 55' lot in Estancia at Wiregrass, based on FY2026-27 district documents for the November 2026 tax bill. Most 50' bills fall between $1,850 and $3,300.

Every bill has two parts: bond debt and operations. The debt part comes off once a district's bonds are paid, and this guide shows when that happens.

What Is a CDD Fee in Florida?

Last updated: October 2026

A Community Development District (CDD) is a local special-purpose government created under Chapter 190 of the Florida Statutes. Its yearly charge is a non-ad valorem assessment, which means it is not based on your home's value.

It is collected on your county property tax bill, and district finance pages note that an unpaid assessment carries tax certificate risk.

The Two Parts of Every CDD Bill

  • Debt service: a fixed amount per lot that repays the district's bonds. For example, Bexley CDD's Series 2016 bonds mature in May 2047.
  • Operations and maintenance (O&M): reset every year. The district proposes its budget by mid-June and holds a public hearing at least 60 days later, under s.190.008.

The figures in this guide are per lot, per year. They include Pasco's 2% collection cost and the 4% early-pay discount gross-up, as stated in each district document.

CDD vs HOA: Two Separate Bills

A CDD and an HOA are not the same thing. The CDD shows up on your property tax bill. HOA dues and any amenity or lagoon fees are separate and are not included in the CDD numbers below.

HOA dues are rarely published and are not verified for the communities here. For a real number, check the MLS HOA field or request an estoppel letter.

From the low end to the high end, that's about a 4.7x spread for a similar-sized lot.

Why Two Similar Homes Can Have Different Bills

Inside one district, the lot's bond series sets the bill. A 50' lot in Seven Oaks is $1,957.37, $2,004.20 or $2,076.79, depending on its series. In Watergrass II, a 40' lot runs $1,849 to $1,978.

Wiregrass shows the biggest gap. O&M there is only $214.49 per single-family lot, so 83-95% of the bill is bond debt. A Ridge lot is $1,281, while a Persimmon Place lot carries stacked 2024A-1 and 2024A-2 debt for a $4,343 total. Wiregrass also charges a separate irrigation assessment ($128-$720), so always add that in.

Estancia at Wiregrass changed how it charges for its amenity center. It is now a flat $963.36 per unit, replacing a lot-width-weighted charge of $670-$1,518. So smaller lots and townhomes went up, while 65' and 80' lots went down.

Where CDD Increases Are Coming From

If your CDD bill went up, the operations side is the reason. Bond debt was flat in every district compared. Here are the biggest O&M jumps for FY2026-27:

  • Union Park: +20%
  • Watergrass I: +15%
  • Avalon Park West: about +15%
  • Meadow Pointe III: +11.6%
  • Cory Lakes (Tampa): +10%
  • Watergrass II: +9%

Meadow Pointe IV is a little different. Its increase is in the capital reserve line (+16.5%), not general operations.

When Do CDD Fees End?

The debt part ends, but the O&M part does not. Districts with no debt left, like Meadow Pointe I, show what that end state looks like: the whole bill is O&M and it moves with each year's budget.

Here's how the timing works. Final bond principal is paid in May of the maturity year. That year's debt is billed on the prior November tax bill, so the debt line usually disappears starting with the November bill of the final-maturity year.

What This Means for Buyers

  • Seven Oaks has the nearest big drop. Between 2033 and 2035, debt worth about 22-27% of a 50' lot's FY27 bill ($433-$552) comes off.
  • Persimmon Place could see a large cut. Its 2024A-2 tranche ($2,724 a year) ends in 2035. Check with the district whether a specific lot still carries that assessment.
  • Ridge lots drop in 2045. Once that debt is gone, a Ridge lot would fall from $1,281 to about $214 plus irrigation (around $700 total).
  • Most newer districts run longer. Bexley, Union Park, Starkey Ranch, Avalon Park West and Epperson Ranch carry debt into the 2040s-2050s, so plan for the full bill.

Keep in mind that early redemptions or prepayments can shorten these dates, refinancings can change them, and O&M keeps going and can rise.

What a Full Yearly Bill Can Look Like

Here's an example using a tax model (an estimate, not a quote) for a $450,000 homesteaded home on a 50' lot in Epperson Ranch:

  • Property tax (ad valorem, model): about $6,884
  • CDD: $3,014
  • Total: about $9,898 a year, before HOA or lagoon fees

The model uses 2025 rates for unincorporated Pasco with county fire (16.8169 total mills), which covers most Wesley Chapel parcels. It assumes a first-year purchase with homestead. Real bills may come in slightly lower, since the model skips Florida's newer inflation indexing on one exemption.

How to Check the CDD on a Home You Like

  1. Pull the tax bill for that address. The CDD line on the actual bill is the number that counts.
  2. Find the lot's bond series. The district's assessment chart lists debt by series and lot size.
  3. Look up the payoff year. Final maturities are in the district's audit and bond documents.
  4. Ask about a payoff quote. The Bexley CDD page says payoff quotes for Rizzetta-managed districts go through [email protected].

Wesley Chapel CDD Fees: FAQ

What is a CDD fee in Florida?

A CDD fee is a yearly assessment from a Community Development District, a local special-purpose government under Chapter 190 of the Florida Statutes. It is non-ad valorem and collected on your county property tax bill. It has two parts: bond debt that repays the district's bonds, and operations and maintenance that resets every year.

How much are CDD fees in Wesley Chapel?

On a roughly 50-foot single-family lot, FY2026-27 district documents show bills from $907 in Meadow Pointe I to $4,233 for a 55' lot in Estancia at Wiregrass. Most 50' bills fall between $1,850 and $3,300. The tax bill for the specific address always controls, so check it before you buy.

When do CDD fees end?

The debt part ends when a district's bonds are paid. Final principal is paid in May of the maturity year, so the debt line usually drops off the November bill of that year. Seven Oaks series end from 2033 to 2035. Many newer districts carry debt into the 2040s-2050s. Operations and maintenance charges continue and can rise.

What is the difference between a CDD and an HOA?

A CDD is a local government district, and its assessment is collected on your county property tax bill. HOA dues are a separate bill, and so are any amenity or lagoon fees. HOA dues are rarely published, so ask for the MLS HOA field or an estoppel letter to get the real number for a home.

Why did my CDD bill go up this year?

For FY2026-27, increases came from operations and maintenance, not bond debt. Debt was flat in every district compared. O&M rose 20% in Union Park, 15% in Watergrass I, about 15% in Avalon Park West and 11.6% in Meadow Pointe III. Meadow Pointe IV's increase was in its capital reserve, up 16.5%.

Can two homes in the same community have different CDD fees?

Yes. Lot size and bond series both change the bill. In Seven Oaks, a 50' lot is $1,957.37, $2,004.20 or $2,076.79 depending on its series. In Wiregrass, a Ridge lot is $1,281 while a Persimmon Place lot is $4,343, because Persimmon Place carries stacked bond debt.
