If you tour new homes in Deerbrook, Salem Townhomes and parts of Angeline, you are often looking at the same builder in different places. So compare lot width, CDD bill and incentive terms, not just the floor plan. Our Angeline homes page breaks down that community's builder price ladder and CDD rows.
The 6 homes owned by individuals are worth a look too. They are 2025-26 builds being resold, so ask whether they are ready to move in.
Builder Closing-Cost Incentives
Incentives show up often. In 34 of the 72 listing remarks, the builder offers help toward closing costs: "up to $15,000" in 21 listings and "up to $25,000" in 13. These offers come with a preferred lender and title company.
Get a written loan estimate from the preferred lender and from a lender you pick, then compare the full cost, not just the incentive.
New Costs Less per Square Foot Than Resale
New single-family homes here ask a median $179 per sq ft. Resale single-family homes in our Land O' Lakes data ask $211 per sq ft. That makes new about 15% less per sq ft.
Our read on why: most new inventory is D.R. Horton product on 40' to 50' lots in 34638. Resale includes lake homes and older large-lot homes in 34639. So you are not always comparing the same kind of home.
CDD Bills: Where New Homes Cost More
Here is the catch. Ownership costs cut the other way, because the CDD bills on new homes are the highest in Land O' Lakes. A CDD (Community Development District) bill is charged on top of your property tax each year. The Property Appraiser often shows "N/A" for CDD on new plats, so never assume a new home has no CDD. Always ask.
| Community (district) | FY27 bill |
|---|---|
| Deerbrook (Deerbrook CDD, Series 2023) | 40' lot $3,044.63; 50' lot $3,805.79; 60' lot $4,566.95 |
| Angeline 4C/4E, D.R. Horton (North AR-1 of Pasco) | 40' lot $2,768.79; 50' lot $3,460.98 |
| Salem Townhomes (listing remarks say "Westwood"; Westwood of Pasco CDD) | Townhome $2,264.94 (FY26 $2,224.02) |
| Angeline 3B-2 / 3C (North AR-1 of Pasco) | Townhome $1,982.30 |

Notice how lot width drives the bill. In Deerbrook, going from a 40' lot to a 60' lot moves the FY27 bill from $3,044.63 to $4,566.95.
A Same-Price Example (Hometrino Model)
Here is our own estimate for two homes at the same price. A $416,000 Deerbrook home on a 50' lot pays about $6,266 in property tax plus $3,805.79 in CDD. That is about $10,072 a year.
A resale home at the same price on a 50' lot in Connerton West pays about $2,193-$2,295 in CDD. That works out to about $1,500-$1,600 a year less. Our Connerton homes page explains the Connerton West and East CDDs in detail.

So new homes can cost less per square foot but more to carry each year. Look at both.
The First-Year Tax Bill Trap
This is an easy budgeting mistake to make with new construction. On the 2026 Pasco tax roll, most builder parcels are listed as class "00000-Vacant." That means the 2026 bill reflects the land only.
The first full bill, with the house assessed and your homestead exemption applied, comes in 2027. So the low tax figure you may see on a listing today is not what you will pay going forward.
Budget with a model instead. Here is what Hometrino's tax model estimates, using the 2026 UF rate of 16.6966 mills and assuming homestead:
| Price | Estimated yearly tax with homestead (model) |
|---|---|
| $345,000 | $5,080 |
| $412,000 | $6,199 |
| $599,990 | $9,338 |
Source: Hometrino tax model using the 2026 Pasco UF millage. Property tax only, before CDD, HOA dues, insurance and mortgage. Estimates only.
The three prices match the D.R. Horton, new single-family and Dream Finders medians. Add the CDD bill for your exact lot on top.
How to Shop Land O' Lakes New Construction Communities
- Ask for the CDD district and lot width. Then find the FY27 bill for that exact lot size.
- Ignore the current tax figure. Use a modeled tax with homestead, then add the CDD.
- Get incentive terms in writing. Compare the preferred lender's estimate with an outside quote.
- Confirm build status. If the remarks say "Under Construction," ask for a completion date.
- Check the resales. A 2025-26 build being resold may skip the wait.
